Access Statement


Introduction


Yarrow Cottage is a 2 storey self contained cottage located behind the 11th century church of St. Michael & All Angels in Croston. We are on a quiet unmade road next to the cemetery. The adjacent footbridge over the River Yarrow leads through the church grounds to the heart of the village. The pubs and restaurants for which this pretty village is renowned are just a minute's walk away.

Pre-Arrival

  • Our website shows photographs of all the rooms
  • Bookings / enquiries can be made via our website (contact us), telephone or letter.
  • Nearest train station is 0.5 miles away. There is a direct line to Preston and Ormskirk, both have connections to Liverpool and Manchester.
  • All guests are provided with written directions to the cottage.
  • The access statement is also available in the welcome pack on arrival.

Arrival & Car Parking Facilities

  • Parking is available off road and also next to the cottage on a private road for 2/3 cars.
  • There will be someone to meet you on arrival with keys and welcome pack.
  • The path to the house is very close though a little uneven as it is an unmade road. It will be well lit if arriving late.

Main Entrance & Reception

  • The main entrance has 2 steps, 14 cm high and 110 cm wide.
  • There is a door to the rear of the property which is accessible from the road through a picket fence in the gate from the unmade road adjacent to the cottage.
  • The front door is 83 cm x 190 cm with hinge to the left. Keyhole is 140 cm high.
  • The door steps down 7 cm and opens immediately on to another door. There are 3 light switches on the right of the main door. These are for 2 outside lights and the entrance light.
  • This door leads to a ground floor corridor. There is a light switch on the right just around the door frame.
  • Two mats on the corridor floor which is tiled.
  • Smoke Alarm located at bottom of stairs.

Lounge

  • The lounge area is off the kitchen upstairs.
  • Leading from the kitchen into small area with work station where there is a CD player and radio plus CD's. Fire blanket located here.
  • Door is 74 cm x 186 cm hinged on the left with light switch on right.
  • There is digital TV with remote, plus DVD player.
  • DVD's and children's games available.
  • Short pile carpet with rug in front of living flame gas fire.
  • Sofa and armchair. All the furniture is movable.
  • 2 reading lamps.

Laundry

  • There is a washing machine in the kitchen area with maiden and pegs for drying outside. Dryer is available upon request.

Outdoor Facilities

  • Exiting from the rear of the property there is a small paved area which is of local stone therefore an uneven surface.
  • The door is 84 cm x 180 cm with keyhole at 83 cm high.
  • There is a step directly to the outside area which drops 20 cm to the path.
  • Upstairs leading from the kitchen there is a balcony door 104 cm x 164 cm, with step over of 18 cm high, to balcony area over looking the gardens.
  • The balcony wall is solid and is 90 cm high and 29 cm deep.
  • There is a wooden table and 4 chairs.
  • The light switch for the outside lights to the balcony is inside to the left of the balcony door.

Bedrooms

  • Double bedroom
  • The bedrooms are located downstairs.
  • Door 76 cm x 190 cm hinged on the right. Light switch on the left of door.
  • Double bed. Height 64 cm to top of mattress.
  • All bedding is cotton.
  • Non feather duvets and pillows provided.
  • Hairdryer provided.
  • 2 reading lamps either side of the bed. Space to both sides of bed is 60 cm.
  • Carpeted in short pile carpet.
  • Twin Bedroom
  • Door 76 cm x 190 cm hinged on the left.
  • Light switch located on the right of the door.
  • 2 single beds.
  • Distance between the beds is 60 cm. The beds are both facing window with large space around them clear of the doors.
  • Short pile carpet.
  • All bedding is cotton.
  • Non feather duvets and pillows provided.
  • 2 reading lamps next to beds.
  • Barn door providing access to courtyard 84 cm x 192 cm.

Shower-room & WC

  • Ground floor Shower Room
  • Along corridor through small arch 70 cm wide.
  • Hand rail on right as small incline.
  • Door 76 cm x 190 cm hinged on right.
  • Light switch located round the door frame on left of door.
  • Toilet seat height is 44 cm. Space to bidet 20 cm and to shower 20 cm.
  • Sink is 80 cm high.
  • Electric shower cubicle is 73 cm high with step in facility.
  • Wall mounted heated towel rail.
  • Non slip tiles.

Self-Catering Kitchen

  • Upstairs Kitchen
  • Leading from main door entrance the stairs are located directly in front of the door. Light switch at bottom of stairs.
  • There are 9 steps to small landing section 80 cm x 90 cm then 1 step right into open kitchen area.
  • Hand rails 100 cm high and lowest headroom clearance is 190 cm.
  • Slate flooring.
  • Halogen lights on exposed beams with sky lights.
  • Large breakfast/dinning table in centre of kitchen area in granite with 6 bar stools plus 2 additional stools. 100 cm wide, 184 cm length and 90 cm high.
  • Work tops in granite to match 90 cm high.
  • Fridge is under the work surface. There is a dishwasher under the sink, freezer and washing machine is available in cupboard opposite the kitchen units.
  • The range features twin electric oven with 4 gas burners and wok burner. Extractor fan over the oven range.
  • Microwave is in units above the worktops.
  • Boiler is located next to oven and switches are 100 cm high.
  • Crockery, glasses, cups and pans are all provided in the cupboards above and below the work surfaces.
  • Sink and cooker are 90 cm high.
  • Smoke Alarm located at top of stairs.

Grounds and Gardens

  • The grounds and gardens are large but private; though if children want to play you need only ask.
